Finding Your Atlantic Seaboard Sweet Spot

Sea Point, Green Point, Camps Bay, Clifton, Bantry Bay, Mouille Point or the V&A Waterfront? A comprehensive neighbourhood comparison with 2025/26 rental prices, safety data, lifestyle vibes and insider tips.

So, you've decided to base yourself on Cape Town's fabled Atlantic Seaboard – excellent choice! But now the big question: Where, exactly, should you stay or live? The promenade-hopping Sea Point? Green, city-slicker Green Point? Glam-packed Camps Bay? Or perhaps ultra-exclusive Clifton, wind-sheltered Bantry Bay, pocket-sized Mouille Point, or the buzzing V&A Waterfront?

Below you'll find an easy-to-read (and slightly cheeky) comparison of all seven neighbourhoods, covering 2025/26 rent prices, lifestyle vibes, safety, top hotels, and how quickly you can reach Cape Town's must-see sights. A lot has changed since our first edition: South Africa's removal from the FATF grey list in October 2025 has boosted investor confidence, a new Digital Nomad Visa launched in March 2025, and interest-rate cuts have shifted the market. Grab a coffee (or a sundowner) and dive in.

Cosmopolitan LivingAll-Rounder

Sea Point

Where the promenade is your social backbone and the coffee never stops flowing

In a Nutshell

The Atlantic Seaboard's best all-rounder – lively promenade, excellent cafΓ©s, digital-nomad-friendly, and more affordable than Camps Bay or Clifton.

Vibe & Lifestyle

Sea Point remains the "sweet spot" of the Atlantic Seaboard, perfectly blending city convenience with seaside relaxation. By day you'll see joggers (so many joggers!), moms with strollers, retirees on benches, and digital nomads tapping away at outdoor cafΓ©s along the Sea Point Promenade – the paved walkway along the rocky shore that's basically the neighbourhood's social backbone. In fact, since South Africa's Digital Nomad Visa launched in March 2025, Sea Point has seen a noticeable influx of international remote workers drawn to its coffee shops, fibre-connected apartments and sunset-jog-before-dinner lifestyle. The Mojo Market on Regent Road – an indoor market hall with dozens of food stalls plus live music in the evenings – remains the top gathering spot. Nightlife here is laid-back: think pubs, cocktail lounges and the odd karaoke bar rather than thumping nightclubs. If you want late-night revelry, the city centre and Camps Bay are just a quick Uber away.

Who It's Best For

Young professionals, expats, digital nomads and fitness enthusiasts who want to live by the sea but still be five minutes from downtown. There's a strong community vibe – you'll spot familiar faces on your daily coffee run. It's also ideal for anyone who loves an active lifestyle: not only do you have the promenade, but Signal Hill and Lion's Head hiking trails start practically at your back door. Pro tip: join a guided group for a sunrise hike – it's breathtaking, and you'll feel less guilty about that post-hike brunch.

Rental Prices (2025/26)

Sea Point is pricey by local standards but often a touch more affordable than glitzy Camps Bay. Property on the Atlantic Seaboard has appreciated at roughly 5–8% annually over recent years, and the FATF grey-list removal in October 2025 has further fuelled demand. Current Property24 listings (early 2026) show one-bed apartments on the promenade at around R22,000 pm for 65–85 mΒ², while three-beds in the R34,000 range for ~106 mΒ².

Hotels & Accommodation

Tourists adore Sea Point because it offers accommodation for all budgets. Along Beach Road you'll find the classic Winchester Hotel (famous for its colonial architecture and courtyard brunches) and the Peninsula All-Suite Hotel with panoramic sea views. Mid-range travellers often opt for guesthouses or aparthotels – Sea Point has plenty, including charming B&Bs in restored Victorian houses and trendy hostels for backpackers. Many seasoned visitors now skip traditional hotels entirely and opt for ocean-view Airbnbs in upper Sea Point, which often offer better value with spectacular views. The bonus of staying here is that genuine neighbourhood feel – you're not stuck in a tourist bubble.

Crime & Safety

Sea Point is considered one of the safer areas in Cape Town for tourists and expats, with safety scores around 9/10 on local reports. You'll often see private security and neighbourhood-watch patrols, especially near the promenade and Main Road. The Sea Point City Improvement District (CID) coordinates security with police, law enforcement and metro police, and recently announced a new five-year plan to keep Sea Point safe and clean. Petty theft can happen – car break-ins or pick-pocketing if you're careless – but violent crime is rare. At night, stick to well-lit main streets or take a quick Uber.

Data check: We analysed every verified crime incident in Sea Point from 2024–2026. Read the full data-driven safety analysis →  |  Interactive crime report

Accessibility

One of Sea Point's biggest perks: you're roughly a 10-minute drive from the City Bowl and maybe five minutes from the V&A Waterfront. Sea Point is well-served by the MyCiTi bus network – a convenient route runs along the beachfront through Sea Point to Camps Bay and into the city centre. In 2025, the City of Cape Town also proposed new MyCiTi stops along the Camps Bay route, making this commute even easier. Cape Town has additionally ordered 30 Volvo electric buses (arriving ~2027) with e-bus research trials beginning in 2026. Uber and Bolt are plentiful, and parking – while still a headache – comes with the territory.

Pro Tip

Neighbouring Three Anchor Bay (just next door) often offers slightly better rental value while keeping you close to the Sea Point action. A one-bed there can start around R15,000 pm – worth a look if budget matters.

Green Point

Parks, proximity and a good-podcast-length commute to downtown

In a Nutshell

The car-free champion – walk to the CBD, the Waterfront and Sea Point. Beautiful urban park, strong nightlife via De Waterkant, and slightly better rental value.

Vibe & Lifestyle

If Sea Point is all about the beachy promenade life, Green Point is about urban parks and city convenience, with the ocean still in reach. The centrepiece is the wonderful Green Point Urban Park, a 12-hectare green lung filled with lawns, gardens, ponds and jogging paths – basically a giant backyard for residents. Adjacent is the striking Cape Town Stadium (built for the 2010 FIFA World Cup), which hosts everything from soccer matches to big-name concerts. Somerset Road is the main artery – a vibrant strip of cafΓ©s, delis, restaurants and boutique shops. Green Point overlaps with De Waterkant, Cape Town's LGBTQ+ hub, so nightlife is diverse and inclusive. The new ANEW Hotel Green Point (a 4-star property with rooftop pool) added fresh energy to the area in 2025.

Who It's Best For

Young professionals and couples who want to be near the city's action but not in the CBD's chaos. Outdoor enthusiasts, pet owners (the park is extremely dog-friendly), and anyone who values walkability. If you work in the city centre, your commute is a 5-minute drive or a 15-minute walk – basically the length of a good podcast episode. Car-free? No problem – you can walk to the Waterfront, stroll into town, or wander to Sea Point for a change of scenery.

Rental Prices (2025/26)

Green Point commands premium rents but can offer slightly more value than Sea Point. Property24 listings (early 2026) show a luxury 1-bed at ~R21,000 pm (51 mΒ², furnished), and 2-beds around R32,000 pm (78 mΒ²) for sunny units between Sea Point and Green Point. There's a mix of shiny new apartments and older low-rise blocks, so bargain hunters sometimes snag character units (no lift, free leg-day).

Crime & Safety

Green Point is generally perceived as safe and tourist-friendly, akin to Sea Point. It's part of Cape Town's "Green Zone" – the Waterfront/Camps Bay corridor considered safest for visitors. The park and stadium keep foot traffic constant; event days bring crowds but also a large police and security presence. Overall safety score: roughly 8.5/10. At night, avoid wandering the park alone – stick to lit paths or walk with a friend.

Accessibility

This is where Green Point shines. A 15-minute stroll to the CBD or Waterfront, frequent MyCiTi buses to downtown, Sea Point and Camps Bay, and a late-night Uber from Long Street is about 5 minutes / ~R50. Cyclists and scooter-owners thrive – everything's close. If you want to explore Cape Town without a car, Green Point may be the best of all seven neighbourhoods.

Pro Tip

The Oranjezicht City Farm Market (held at Granger Bay, between Green Point and Mouille Point) runs every Saturday and Wednesday. It's a fantastic way to stock up on local produce, artisan bread and Cape wines – and bump into half the neighbourhood.

Camps Bay

Where every day feels like a holiday and every sunset deserves a round of applause

In a Nutshell

Cape Town's glamour capital. Stunning beach, buzzing strip, top-tier dining – but the price tag matches the postcard. Best for luxury seekers and summer visitors.

Vibe & Lifestyle

Welcome to Camps Bay, where peak-season energy (December–March) is South Beach meets Riviera, and winter hush makes the area feel like a sleepy coastal village. The main draw is that spectacular beach – a long crescent of palm-fringed white sand backed by the jaw-dropping Twelve Apostles mountain range. Behind the sand lies the lively Camps Bay strip (Victoria Road), lined with trendy cafΓ©s, cocktail bars and upscale restaurants. The big news for 2025/26: Morea House, Autograph Collection opened in December 2025 – a 90-room boutique hotel right across from Camps Bay Beach, making it the first Autograph Collection property in Cape Town. It features modern Lebanese cuisine at OMRI, a stunning pool terrace, and spa treatments inspired by local fynbos.

Who It's Best For

Those chasing the ultimate coastal luxury experience – high-income residents, holidaymakers, honeymooners and sun-worshippers. Families who want houses with pools and gardens (which Sea Point's apartment jungle can't offer) also love it. The Camps Bay Community Improvement District (CBCID) and Community Policing Forum (CPF) unite municipal authorities, property owners and residents in maintaining the suburb's reputation.

Rental Prices (2025/26)

Let's address the coconut in the room: Camps Bay is expensive. It shares the title of SA's priciest postcode with Clifton and Bantry Bay. In 2025, the Atlantic Seaboard hit highs of R170,000 per mΒ² in purchase price. Luxury rentals routinely exceed R100,000 pm for premium homes, while short-term holiday lets reached rates exceeding R200,000 per night during peak season. Affordability is low – this is the playground of the affluent.

Crime & Safety

Camps Bay ranks among Cape Town's safest residential areas. In 2024–2025, increased CCTV coverage and volunteer patrols sharply reduced vehicle break-ins and petty theft. Community security patrols and mounted police help deter trouble. At night, the strip stays busy and brightly lit, but side streets get dark – residents often drive even short hops for convenience.

Accessibility

Camps Bay is roughly 6–8 km from the CBD, separated by a mountain ridge. There's essentially one main road (M6), so peak-season traffic can snarl; off-peak, the city is 10–15 min away. New MyCiTi bus stops along the Camps Bay route (proposed in 2025) should improve public-transport access. You're five minutes from Table Mountain's cableway, two minutes from Clifton beaches, and scenic drives south take you to Llandudno or Hout Bay.

Pro Tip

Many visitors stay in Sea Point or Green Point (where rents are significantly lower) and visit Camps Bay by day – the MyCiTi bus or a quick Uber gets you there in under 15 minutes, and you save a fortune on accommodation.

Clifton

Four postcard-perfect coves, serious privacy, and elevators instead of stairs

In a Nutshell

Africa's most exclusive residential strip – four pristine beaches, sky-high prices, and virtually no shops or nightlife. Pure privacy and prestige.

Vibe & Lifestyle

Clifton is a tiny strip of four pristine beaches (Clifton 1–4) separated by granite outcrops – one of the most exclusive residential areas in Africa. Steep terraced blocks, virtually no shops, and serious privacy. Residents take elevators from road level down to apartments perched above the beaches. There's almost no nightlife or shopping here; you'll head to Camps Bay or town for dinner. At R60,000+ per mΒ² in purchase price, it commands some of the highest property values on the continent. International buyers – who now account for a large share of Atlantic Seaboard sales – are especially active in Clifton, drawn by the weak rand and world-class scenery.

Bantry Bay

In a Nutshell

The wind-proof option – sheltered luxury apartments with sweeping sunset views, extra security patrols, and a serene residential feel. No high street, but Sea Point is minutes away.

Vibe & Lifestyle

Just north of Clifton, Bantry Bay is perched on the side of Lion's Head with sweeping sea and sunset views. Its apartments are large and luxurious, and it's notably more sheltered from the south-easterly wind than Sea Point or Camps Bay – making pool weather a genuine pleasure in summer. The vibe is serene and residential; residents often take taxis or the MyCiTi into Sea Point or downtown for everything. The ratepayers association (which covers Sea Point–Bantry Bay) funds extra security patrols, so it's very safe and well-maintained. Like Clifton, there's almost no nightlife on-site.

Mouille Point

In a Nutshell

The hidden gem – incredible Table Mountain views, a 5-minute walk to the V&A Waterfront, ultra-quiet residential vibes, and arguably the best "bang for your view" on the Seaboard.

Vibe & Lifestyle

Technically part of Green Point, Mouille Point is a tiny finger of land by the old lighthouse and yacht basin. It's mostly quiet waterfront apartment blocks with some high-end restaurants and seafood bistros. The vibe is ultra low-key: perfect for early-morning promenades and yacht-spotting. It's extremely convenient for the V&A Waterfront (5-minute walk) and Sea Point. The views of Table Mountain and Table Bay from here are outstanding – arguably the best "bang for your view" on the entire Seaboard.

Cape Town's safest, most polished precinct – 24/7 security, world-class dining, Zeitz MOCAA on your doorstep. Ultra-convenient but extremely pricey and tourist-heavy.

Vibe & Lifestyle

Cape Town's safest, most tourist-centric precinct: the Two Oceans Aquarium, Zeitz MOCAA, Watershed market, yacht basin, and hotels galore. Think polished boardwalks and 24/7 security camera coverage. The big 2026 development: The Cape Town EDITION (Marriott) is expected to open in 2026 with 142 rooms, a rooftop bar, spa, and six private residences designed by Shanghai-based Neri & Hu. The InterContinental Table Bay is also in its soft-opening phase, while the Cape Grace has been fully renovated and is now managed by Fairmont (Accor). What's New in 2025 / 2026

FATF Grey-List Removal (October 2025)

South Africa was removed from the Financial Action Task Force (FATF) grey list in October 2025, restoring international investor confidence. Industry leaders have reported a 30–35% increase in investor activity since the delisting, and international buyers now account for a significant share of Atlantic Seaboard purchases. Combined with five consecutive interest-rate cuts since 2024, the property market enters 2026 with strong momentum.

Digital Nomad Visa Launches (March 2025)

South Africa's Remote Work Visa officially went live in March 2025, allowing foreign remote workers earning at least ZAR 1 million/year (~€48,000) to live in South Africa for up to one year, renewable to three years. Cape Town is the undisputed hotspot for applicants, with Sea Point, Green Point and De Waterkant the most popular landing spots. Many shorter-term nomads still use the 90-day tourist entry + extension route for stays up to ~6 months.

Property Market Records

The Atlantic Seaboard hit highs of R170,000/mΒ² in 2025. Luxury long-term rentals above R100,000 pm are now standard for premium homes on the Seaboard, while holiday lets in Camps Bay and Clifton exceeded R200,000 per night during peak season. Cape Town's property prices have risen ~30% over five years, with prime areas forecast to grow 5–8% annually through 2026.

New Hotel Openings

Morea House, Autograph Collection opened in Camps Bay (Dec 2025) – the first Autograph Collection in Cape Town. The Cape Town EDITION (Marriott, 142 rooms) is expected at the V&A Waterfront in 2026. The InterContinental Table Bay is in soft-opening. Cape Grace is now managed by Fairmont following a full renovation. ANEW Hotel Green Point added a 4-star option near the stadium.

MyCiTi Expansion & Electric Buses

Cape Town has ordered 30 Volvo electric buses with deliveries scheduled for 2027. Electric-bus research trials begin in 2026 on existing MyCiTi routes. Phase 2A construction is underway connecting Mitchells Plain and Khayelitsha with Claremont and Wynberg – the biggest public-transport investment by any SA metro in history. New stops along the Camps Bay and Parklands routes are under public consultation.

Energy & Water: What to Know

National loadshedding is currently suspended, though periodic rolling blackouts returned briefly in early 2025 at much lower severity than previous years. Most hotels, restaurants and modern apartments have backup power (generators/inverters/solar). Water-wise, dam levels sit around 79% – safe but lower year-on-year. In late 2025 the Molteno Reservoir serving the City Bowl and Atlantic Seaboard came under strain during a heatwave; residents should remain water-conscious during summer peaks.

Practical Tips for 2026

Best Time to Move

Off-season (May–September) is the best time to hunt for rentals – landlords are more flexible, and you avoid peak-season premiums. Summer (Nov–Mar) is when rents peak, especially in Camps Bay and Clifton where short-term holiday lets take priority.

Getting Around

MyCiTi buses connect Sea Point, Green Point, Camps Bay and the CBD. Uber and Bolt are reliable and affordable. If you live in Green Point or Sea Point, a car is optional – you can walk or bus to most things. Electric-bus trials start in 2026.

Safety Essentials

All seven neighbourhoods rank among Cape Town's safest. Standard precautions apply: don't flash valuables, stick to well-lit streets at night, use secure parking, and keep your phone close on the promenade. The Sea Point CID and Camps Bay CBCID provide extra security patrols.

Power & Water

Loadshedding is currently suspended nationally, but periodic outages can return. Most modern apartments have inverters or solar backup. Cape Town's Steenbras Dam pumped-storage keeps the city several stages below the rest of SA. Be water-wise in summer – the Molteno Reservoir serving the Atlantic Seaboard can come under strain during heatwaves.

Digital Nomad Visa

SA's Remote Work Visa (launched March 2025) allows stays of up to 3 years for foreign remote workers earning β‰₯ ZAR 1M/year. Many nomads still use the 90-day tourist entry + extension for shorter stays. Cape Town's excellent fibre infrastructure, co-working spaces and cafΓ© culture make it Africa's top digital-nomad hub.

Market Outlook 2026

With FATF delisting, interest-rate cuts, S&P's first credit-rating upgrade in 20 years, and strong foreign-buyer demand, the Atlantic Seaboard market is forecast to grow 5–8% annually. Rental vacancy rates are a mere ~1% citywide. If you're considering buying, the weak rand makes Cape Town property attractive to international purchasers.

In the end, whether you choose the lively streets of Sea Point, the green haven of Green Point, or the sun-kissed sands of Camps Bay, you really can't go too wrong – this is the Atlantic Seaboard, one of the most beautiful urban coastlines in the world. Sometimes the decision comes down not to an analytical pros-and-cons list but to timing and luck: the right apartment that becomes available, the deal you stumble upon, or the friend who needs a flatmate.

Go with what resonates with your lifestyle. Nothing is permanent – many expats move around a bit before finding their forever neighbourhood. No matter where you land, you'll get to enjoy Cape Town's legendary sunsets and that special kind of magic best experienced in person.

Cheers (or as we say in SA, "cheers, bru!") to your Atlantic Seaboard adventure! 🍹 🌅
